With all the storms over the last several weeks/months, the ground has soaked up a lot of water. We have had numerous calls to our office to talk about water entering client’s homes, either through the walls, ground, roofs or any sort of crack in the home. There is a clear difference between what the insurance companies will cover when it comes to water in your home.
Insurance is for "sudden and accidental damage".
Let's discuss some different scenarios (all of which are real).
1.a. If, during a storm, the wind blew the roof off your home, there should be coverage for your roof and other damage caused by the water entering your home.
1.b. If your roof did not blow off or get damaged by flying debris or a tree falling on it, the roof itself will not be covered. The damage caused by the water inside your home should be covered by insurance though.
2.a. Your home sits on a slight hillside. The hill behind your home, slopes towards your home. With all the rain, water ran downhill into your home, damaging your floors and drywall. Unfortunately, this is an item that would not be covered as it is water coming in from the outside of your home.
2.b. Similar situation, your home has a lower level that sits below ground level. Water leaks through the wall into your home, damaging the drywall and flooring. Unfortunately, this is considered a ground water intrusion and it is an event that is not covered by any insurance company.
3. You have a doggy door in your home. The rain blew so hard, it went sideways, blowing in through the doggy door, damaging your wood floors. This is an item that should be covered by your home insurance.
With the atmospheric rivers having dumped a historic amount of water throughout the west this winter, hopefully, the drying can begin soon. In the future, if you are on the receiving end of a storm or possible claim situation, the first thing you should do is to prevent the damage from getting worse. That could mean calling a plumber, general contractor, roofer, turning off your water main (if you have a leaky pipe), etc. Once you have a good assessment of the damage, if there is water present, you want to dry it out as quickly as possible to help avoid mold from growing. And if the damage is large enough, file a claim with your insurance company.
Ultimately, coverage is determined by a claims adjuster at the time of a loss. Unfortunately, there is no guarantee of coverage and every situation is different.

Preheat oven to 350 degrees. Spray an 8"x8" baking pan with non-stick spray and set aside. You can also line the pan with parchment paper and lightly spray with non-stick baking spray.
